If you’re considering a paver patio at a newly constructed home, one of the most important factors is something many homeowners—and unfortunately, many contractors—never discuss: the overdig zone.
What Is the Overdig Zone?
When a new home is built, the excavation for the foundation is typically dug 3–4 feet wider than the foundation walls. This extra space allows foundation crews and masons to safely waterproof, insulate, and work around the basement walls.
Once construction is complete, that excavated area is usually backfilled with the soil that was removed during excavation. In many cases, this soil is simply pushed back into place with little or no compaction.
While the home itself is supported by the foundation and footings, the surrounding backfill is disturbed soil that can continue to settle over time.
Why Is This a Problem?
Settlement is one of the leading causes of paver patio failure. When a patio is built over uncompacted or poorly compacted backfill, the soil can continue to settle, causing:
- Uneven or sunken pavers
- Separation where the patio meets the house
- Low spots that collect water
- Drainage problems around the foundation
- Potential for water to migrate toward the basement
It’s common to see settlement around new homes near basement stairways, foundation walls, and other areas located within the overdig zone.
How We Address the Problem
Whenever possible, we recommend leaving the overdig area as a landscaped mulch or decorative stone bed and beginning the patio beyond the disturbed soil. This is often the most practical long-term solution.
However, some patio designs require the hardscape to extend directly to the home. In those situations, proper overdig stabilization becomes critical.
Our process may include:
- Excavating the disturbed backfill in the overdig zone.
- Rebuilding the area with clean #57 stone placed and mechanically compacted in controlled lifts.
- Installing geogrid reinforcement when required to increase stability and reduce future settlement.
- Evaluating the home’s waterproofing system and recommending additional protection if conditions warrant.
Every project is different, so the exact stabilization method depends on the site’s soil conditions, drainage, and patio design.
Why Our Proposal May Cost More
You may receive estimates from contractors that are significantly less expensive. Often, the difference is that they are building directly over the existing backfill without addressing the overdig zone.
